Date: 26 October 2026

Changes to Capital Gains Tax (CGT) are coming from 1 July 2027 and may affect the tax you pay when selling investments and other assets.
Under the new rules, the current 50% CGT discount will be replaced with cost base indexation for gains accruing from 1 July 2027. A minimum 30% tax will also apply to certain net capital gains accruing from that date.
For assets you already own, the current CGT rules will continue to apply to gains accrued before 1 July 2027, with the new rules applying to gains from that date onwards.
What assets could be affected?
CGT can apply to a wide range of assets, including:
- Investment properties and vacant land
- Shares, ETFs and managed funds
- Cryptocurrency
- Business assets, including goodwill
- Collectables such as artwork, jewellery and antiques.
The main residence exemption is not changing under the reforms.
What do you need to do?
There’s no need to make any immediate changes, but it’s a good time to:
- Check you have good records for your assets;
- Identify assets where a market value isn’t readily available;
- Consider whether a valuation around 1 July 2027 may be appropriate; and
- Speak with us before selling significant assets around the changeover date.
